Builders risk policies cover the structure itself as well as materials on-site or in transit waiting to be installed. Coverage typically applies to damage from fire, wind, lightning, hail, theft, vandalism, and explosion. Policies are usually written in three, six, or twelve-month terms and can often be extended if the project runs long. The coverage limit should reflect the total completed value of the structure — materials and labor, excluding land.

Most builders risk policies exclude earthquake, flood, employee theft, and damage resulting from faulty design, workmanship, or materials. Weather damage to property left in the open is also commonly excluded. Understanding what isn't covered is just as important as knowing what is — and it's a conversation worth having before a project breaks ground, not after something goes wrong.
